Typical Central Florida roof costs
We quote after we see the roof. Around here, a tarp usually runs $300 to $1,500. Larger, steeper, or two-story roofs cost more.
A full shingle replacement on a typical 2,000 to 2,500 square foot house usually lands $8,000 to $15,000. Metal usually lands $12,000 to $30,000 and up. Tile varies too much to print a number.
A small repair (a boot, a few shingles, a short run of flashing) sits well below a replacement. A large repair can cross Florida’s 25% rule and turn into a code-upgrade conversation. That is why we measure the damaged area before we quote.
$300 can cover a tarp. It cannot cover a valley rebuild. Your price is the one we put in writing after the inspection.

What waiting usually costs
A stain on the ceiling is water that already made it past the deck. Florida humidity does the rest.
Mold can start in 24 to 48 hours on wet drywall here. A leak you keep caulking is how a flashing repair turns into decking, insulation, and a longer outage. We do not quote interior restoration on this page. The point is the gap. Opening the roof on purpose is cheaper than opening it after the ceiling sags.
